Property Features
The property is 33 hectares in size and features a beautiful and well-maintained setup. The driveway is tarred, and the property is known for its beauty and lush gardens. In fact, the garden has been featured in Home and Garden magazine multiple times.
Timber and Forestry
The property has significant timber resources, including:
- 4 hectares of 35-year-old oak timber ready for harvest and mill.
- 4 hectares of 28-year-old overgrown saligna ready to be milled
Sawmills
There are two sawmills on the property, each with an average daily production capacity of 22 cubes of plank per day. These mills can cut all species of timber. There is a small log line that cuts from 75mm to 300mm diameter and the big log line cuts from 250mm to 850mm diameter.
Shaving Machine
A shaving machine is also available, which cuts pine off-cuts into shaving material for chicken, pig, and horse farms. This machine can produce 5 tons per day at a price of R1,300 per ton.
Creosote Plants
There are two creosote plants on the property, producing thousands of poles per month. The typical monthly turnover for the creosote plant is between R250,000 and can go to R1million a month capacity
Workshop and Shed Area
The workshop and shed area has approximately 700 square meters of shed space, as well as staff accommodation, water, and electricity.
Infrastructure
The farm has:
- Two boreholes
- Two Eskom transformers for extra electrical capacity
- Infrastructure dating back 173 years, with my family having lived on the property since 1872 (seven generations)
Going Concern
This is a going concern, with existing workers in the area and a steady supply of timber to support the mill’s operations. The property is fully equipped and ready for immediate production.
Flexible Rental Options
I’m open to discussing flexible rental options, including the possibility of the tenant paying their rent of R75,000 per month through milling services. As I also have lumber production needs, this arrangement could be mutually beneficial.
Labour
Workers and carpenters are available in the likely event that the business grows. Workers are not in short supply.
Lease
